Southview is a NON-Smoking family run B&B, offering the very best in service and hospitality with a focus on perfection, cleanliness, hygiene and your satisfaction.The accommodation at Southview consists of 9 ensuite bedrooms (4 luxury & 5 classic), an informal residents lounge, a breakfast dining room and our very own (residents only) indoor swimming pool and jacuzzi (heated to 82 degrees in Winter) which leads on to our relaxing 'southfacing' patio for those long summer days! All of our rooms are individually furnished and decorated and all are en suite and centrally heated with the facilities you would expect from a quality hotel.Our Classic ensuite rooms feature double bedded accomodation with ensuite showers, while our superbly appointed luxury rooms (double bedded) feature ensuite spa baths. For that extra special visit we even have a king sized contemporary 4 poster bedroom which has been described as 'like sleeping on a cloud!'We also offer optional pamper packages consisting of champagne, chocolates and flowers with prices from 50PLEASE NOTE - WE DO NOT ACCEPT BOOKINGS WITH CHILDREN, BABIES or PETS - ALL ROOMS ARE DOUBLE OCCUPANCY ONLY.

BY CAR ,If you find your way to the M6, the most direct route here is from junction 36. From there, pick up the A590 (signposted for Kendal) which then turns into the A591. This will bring you into Windermere where you need to turn left at the junction, sign posted for Windermere town centre. It is a big junction with a Nat west bank on one corner, and the train station and Tourist info on the other. Cross Street is then a quick second on the left. If it helps you, there is a small restaurant called 'Jambo's' on the corner of Cross Street. If you miss the turn, you will be into the one-way system and then your IQ is put to test to see if you can find us again! Cross Street is a cul de sac and you will find us right at the end, tucked in on the left. BY TRAIN, come out of the railway station and proceed towards the town centre, keeping left. Cross street is 2nd left, proceed to the end of this road and Southview is on the left side. |

We require start/expiry dates, 3 digit security number (last 3 on signature strip) and the postal code and house number relating to the card. For Bookings made more than 8 days in advance of arrival a non-refundable deposit of 50 will be taken from your credit/debit card at the time of booking (a 2% surcharge will apply for credit cards) with the balance payable on arrival. Payment in full will be required if the booking is made within 7 days of arrival. Bank Holiday Bookings will be subject to a deposit of 50% of the total stay. We will send you an email or letter confirming the booking and letting you know what the outstanding balance is.Cancellation policy :Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations with more than 7 days notice from the arrival date, there will be no further charges due. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total amount of the stay. For bookings made within 7 days of arrival the full charge is due on booking. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker. Children & Pets : Because we want ALL of our guests to relax and enjoy their stay at Southview, we will not accept bookings with children under the age of 6 years or with pets of any kind. Check in/ out : Please note that check in times are from 3pm on day of arrival with check out by 10.30am on day of departure, we regret that we cannot offer late departure rooms or earlier arrivals. Breakfast Times : Please note that breakfast is served in the dining room from 8.15 am to 9.15 am only. NON Smoking Policy : Please note that we are an entirely NON SMOKING establishment and that smoking is NOT PERMITTED anywhere within the building.Any Guests causing us suspicion of smoking in their rooms will be asked to leave and the booking will be cancelled with all charges due plus a room cleaning/loss of revenue charge of up to 3 nights room rate (a room that smells of smoke may not be able to be re-let until the smell is cleared). If you smoke in the room and we do not identify it until you have checked out, your card details will be charged with the additional nights charges as detailed above. Please do not book to stay with us if you cannot refrain from smoking. Non-availability: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.Damages and Breakages: Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor accidental breakages, but we may charge you for the full cost to repair or make good if the damage or breakage is significant or caused by misuse. We may make an additional charge of 60 if you did not report this to us at the time of departure. Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. Car Parking: Use of the Southview Car park is Free, however we only have enough spaces for 1 car per room and often have to double park at busy times. If you are double parked you will need to leave your key with reception, otherwise public parking is available in the village at your own expense. Please note that the car park is for CARS only, NO VANS or Trailors Data: Any data gathered during the course of this booking may be held on computer.
