Because of the historic nature of the property all rooms are individual in size and in design, some traditional and others modern, but all are luxurious and comfortable. The location, although in the City Centre is in an exclusive residential pocket of the New Town and therefore very quiet at night. Should it not be possible to re-sell the rooms in such circumstances, the guest shall be liable to pay for the subsequent nights’ accommodation, in addition to the first night.Relocation / Overbooking DisclaimerWe do not anticipate being oversold, and use our best efforts to avoid this circumstance, and any inconvenience to our clients should this situation arise. However, in the event of an oversold situation, we shall relocate a client to accommodation of a comparable or better standard (if it is available) at no additional charge to the client.
