Cancellation	Any cancellation or change must be notified at least 72 prior to arrival, by fax. Cancellation will be taken into account in written form only.In case of late cancellation, one night cost will be charged.In case of cancellation made on the arrival day, no show or early departure, the whole stay will be charged.
Child Policy	Children are welcome for free up till an age of 3 years in the standard rooms and up till 18 years in the superior rooms.( the presence of a third person as to be advised to the desk or in the note of the reservation ) Free family of maximum 2 adults and two kids (within 18) in the best rooms of our second building and in our superior (please advise the reception in order to avoid any misunderstanding or show up in the note of the reservation ) For any other needs , we suggest you to book a triple room or ask for a quad .

We can ensure you that our guest leaves the hotel fully satisfied with our breakfast service.We have a hot buffet breakfast that you would expect in a top class hotel.Breakfast is available from 07.30 to 10.00 am every day of the week;Or guest of the superior rooms in both buildings are intitled to the use of the free service and delivery of breakfast .( eggs and bacon not available in the room due to the application of high standards of clean )

The rooms are of course the pride of our hotel.You can either choose the standard or the superior level, in the Venetian baroque style of 1700.The difference between the two kinds of rooms is the space and the luxury.The standard rooms are suggested for a short stay and are of adequate standard for the a city room (small for us standards) and fully equipped with all the comforts that we offer to the other rooms ( private bathroom fully equipped with shower and hairdryer ) Air condition, heating, satellite tv, telephone and analogic internet.The superior rooms are more than generous in space expecially in our second building, wich we reserve for our best service and guests. You can find an elevator, marble bath with jacuzzi , flatscreen tv and computerized personal air conditioning and heating ( very powerfull and brand new). In the first building there are no jacuzzi and we have less squared meters, but still has the quality and the standards of a very important room and is fitted with furniture and baroque tissues. Bpth kinds of superior room offer a view on the main street or court yard and the best light in the morning and during the day. In our second building an increase of luxury comes for free.For every superior guest our service also includes free breakfast delivery in the room, facilities for tea and coffee ( collect it when you need to the desk ) complimentary personal news paper from the second day of your stay if you have ordered it previously. Luggage transportation from and to the door of the private taxi on each building .We can ensure you that you will very much enjoy your stay in a standard room but...if your holiday deserves to be a dream ... we cannot imagine a standard dream.

We are in the city centre at 200 meters from San Marco Square and exactly in the centre of the town at 100 meters from La Fenice theatre and 500 from San marco with our second one .The surrounding area of interset are Rialto and Accademia .The location of the fisrt one is colser to the square but far from rialto and from accademia . Our top building is in the middle of the way from every interest point,.in the main street of the city that was the hold street of the merchants coming in the city to trade their items . This street start from Accademia and ends on Ferrovia passing trough the complete town .The choice of restaurants and shop is the best of the town and just arounf the second building corner we have some of the most popular trattoria fo the city .

From the Airport: 1)taxi boat, directly to the hotel (cost for 2-4 persons with luggage EURO 80,00 journey time 25-30 minutes). 2)shuttle boat "Alilaguna" to Piazza S.Marco (via Murano Island and Lido di Venezia) cost per person 11,00 €, journey time 1 hour and 10 minutes). 3)taxi cab to Piazzale Roma (cost approx. 40 €, journey time 20 minutes). 4) Public transport, catch the orange bus n° 5 to Piazzale Roma (cost 2 €, journey time 30 minutes) or catch the blue bus ATVO to Piazzale Roma (cost 5 €, journey time 30 minutes)From Piazzale Roma: 1) taxi boat, directly to the hotel (cost for 2-4 persons with luggage 50€, journey time 10 minutes). 2) Public boat lines n°1 or 82 to Calle Valaresso/S.Marco.(cost 5,00 €, journey time 20/30 minutes) From the Railway Station:1)taxi boat, directly to the hotel (cost for 2-4 persons with luggage 50 €,journey time 10 minutes). 2) Public boat lines n°1 or 82 to Calle Valaresso/S.Marco. Free porter service, between the two buildings, and from the taxi stop .Onec you are in San marco square or better in Calle vallaresso , search for Via XXII marzo that is on the left corner of the square ( giving he back to the church ) or at the end of calle Vallaresso on the left . In Via XXII MARZO you will find a bridge and after the Gucci shop , infront of Gucci you have our street . For the second building a porter after check in will take care of your luggage and bring you there FOR ANY PROBLEM CALL US FROM YOUR MOBILE AND WE WIILL DRIVE YOU .

For any kind of further request you can reach us on the phone after haveing made the reservation . If you need transfter from and to the airport please mail us with the number of the fight . If you need spoken language guide , please advise us on the same day of the reservation in order to give us time to find it for you . For any excursion please inform us 7 days before in order to avoid risk of no place . THe excursion to the island of murano is provvide individually to evrey guest from 09.00 am to 1.00 pm It is a motor boat trip along the Veneice canals and the lagoon with in Murano passig near the famus cemetery of San Michele . the trip also include a FREE visit to the first glass factory of Venice built up on 1389. Atfter the visit to the Master glass you can take a look to the museum and see some old antiques of the most serene repubblic . Way back is not included but we guarantee the according to availabilty a trip on our boat to proceed for Burano is sometimes available
